In your new home check and see it the furnace draws it's air for combustion from out side the house or from inside air. The gas heater I have in my work shop draws it's from outside and only uses the air inside to heat the shop, but it is a forced air type heater.
The house is 175 miles away. I purchased the home in April, but immediately leased the home because I had knee replacement surgery in Atlanta.
Lease is now up for our renters, knee is better, so we want to move, but I truly have a fuzzy memory as to the furnace being a high efficiency furnace ... or not.
If air intake is outside( but I somehow doubt that) then the outside air intake would make life easier.

I just took a drive to the cigar shop, and must have driven past 40 homes with garages underneath, the others were attached, I really don't think anyone drains their gasoline they put a car in it.
More than long term storage, I want to use this basement area as a spot where my '51's can live. I want to go in and out at will, so tank draining, although a good idea, doesn't fit well with my thoughts. House in in North Carolina, where summer or winter driving of old stuff happens.
Perhaps I'll have to rethink my '51 parking.
House does have a two car main level garage, but daily drivers would live there.

SINGLE CAR Garage door in basement was part of the initial building of the home.
BUT, home inspection was performed last April, never ever thought to think of gas fumes, etc in basement garage area. Never brought up in conversation. My own head up a** situation, I guess.
I will contact the same home inspector PLUS the County building inspector who issued the C.O.

There is little more hazard with a basement garage versus an attached garage. Extra ventilation and separate fresh air intake for furnace is a good idea. If you have concerns you can purchase a flammable gas detector that would warn of a gas tank leak (extremely rare unless overfilled).

Local building codes and/or plumbing codes will give you that answer. They generally refer to state codes and/or NFPA (National Fire Protection Association) codes.
I have made contact with my Realtor/Property Manager person.
Upon inspection today, the furnace is a Trane, 2 years old, and has EXTERNAL pipes for the intake and exhaust of the combustion air.
County Bldg. Dept. states natural gas water heater must be mounted on a pedestal, 18" or taller, when located within a basement/garage area combo.
Being that the water heater is beyond 8 years old, now may be the time to consider a tankless water heater, instead of modifying existing water heater plumbing, to accomodate the addition of a pedestal.

Before you invest in a tankless water heater do some checking about the quality of the water. The tankless water heaters plug up with sediment if your water is hard or has alot of iron in it.

That is 100% correct. I have a 14 year old tankless and the coil now needs replacing as it no longer transfers heat effectively. Check out a heat pump water heater if you are considering replacement. A little on the expensive side but really efficient to operate. My oil burner uses about 20 gallons of oil for hot water per month which is roughly $60-70 depending on oil pricing. I've been quoted an operating cost for electricity for the heat pump of $20-30 per month.
