John, Andy & Uncle Ed ...

SINGLE CAR Garage door in basement was part of the initial building of the home.

BUT, home inspection was performed last April, never ever thought to think of gas fumes, etc in basement garage area. Never brought up in conversation. My own head up a** situation, I guess.

I will contact the same home inspector PLUS the County building inspector who issued the C.O.

install a dry sump sprinkler system


I have a 1927 Chevy Capital AA 4 Door also a 1927 Chevy Touring car, a 1936 Chevy 1/2 ton and a 2010 Corvette LT3 Convertible and a 1953 Packard Caribbean. My tow car is a 2011 Suburban.

There is little more hazard with a basement garage versus an attached garage. Extra ventilation and separate fresh air intake for furnace is a good idea. If you have concerns you can purchase a flammable gas detector that would warn of a gas tank leak (extremely rare unless overfilled).

Anyone have a thought as to how high the natural gas hot water tank should be placed, above floor level?

Local building codes and/or plumbing codes will give you that answer. They generally refer to state codes and/or NFPA (National Fire Protection Association) codes.

UPDATE:

I have made contact with my Realtor/Property Manager person.

Upon inspection today, the furnace is a Trane, 2 years old, and has EXTERNAL pipes for the intake and exhaust of the combustion air.

County Bldg. Dept. states natural gas water heater must be mounted on a pedestal, 18" or taller, when located within a basement/garage area combo.

Being that the water heater is beyond 8 years old, now may be the time to consider a tankless water heater, instead of modifying existing water heater plumbing, to accomodate the addition of a pedestal.

Before you invest in a tankless water heater do some checking about the quality of the water. The tankless water heaters plug up with sediment if your water is hard or has alot of iron in it.

That is 100% correct. I have a 14 year old tankless and the coil now needs replacing as it no longer transfers heat effectively. Check out a heat pump water heater if you are considering replacement. A little on the expensive side but really efficient to operate. My oil burner uses about 20 gallons of oil for hot water per month which is roughly $60-70 depending on oil pricing. I've been quoted an operating cost for electricity for the heat pump of $20-30 per month.

I was not aware of a heat pump water heater, but will search out info.

here is info on residential sprinkler systems, which are not so expensive these days.
